HOVA Properties Booking Terms & Conditions
Last updated: 11 October 2026
These Booking Terms & Conditions apply to direct accommodation bookings arranged through HOVA Properties.
Please read them carefully before confirming a booking.
By confirming a booking and paying the required booking deposit or other amount due, the lead guest agrees to these Booking Terms & Conditions on behalf of everyone included in the booking.
For questions about a booking, please contact:
HOVA Properties
1. HOVA Properties and your booking
HOVA Properties manages and administers accommodation bookings for properties presented through the HOVA Properties website.
HOVA Properties will remain your principal point of contact before and during your stay.
Depending on the property and the legal operating arrangement, the accommodation provider may be HOVA Properties or another identified property operator. Where another entity is the legal accommodation provider, this will be identified in your Booking Confirmation.
Once the formal HOVA legal entity has been established, these Terms will be updated with the appropriate company details.
2. Request to Book
Submitting a Request to Book, enquiry or other booking request does not create a confirmed reservation.
Your booking only becomes confirmed when:
1. HOVA has confirmed the property and dates in writing;
2. you have been provided with the applicable accommodation price and booking details;
3. you have accepted these Booking Terms & Conditions; and
4. HOVA has received the required booking deposit or, where applicable, full payment.
Until these steps have been completed, availability may change and the property is not reserved for you.
3. Lead guest
The person making the booking must be at least 18 years old and must have the authority to make the booking on behalf of all guests included in the reservation.
The lead guest is responsible for ensuring that all members of the group are aware of and comply with these Terms and any property-specific house rules.
The lead guest is responsible for the accuracy of the information provided to HOVA.
4. Accommodation price
The total accommodation price and the services included in it will be shown in your Booking Confirmation.
Prices may vary according to property, dates, season, length of stay and occupancy.
Any services or charges not included in the accommodation price will be identified separately where applicable.
Where a statutory tax, accommodation charge or other mandatory fee applies and is payable separately, this will be disclosed to you where required.
5. Booking deposit
A booking deposit equal to 20% of the total accommodation price is required to confirm a direct booking unless HOVA expressly agrees otherwise in writing.
The booking deposit forms part of the total accommodation price. It is not an additional charge.
If you subsequently cancel your booking, the cancellation charges set out in Section 8 will apply.
6. Balance payment
The remaining balance of the accommodation price must be paid no later than 8 weeks (56 days) before the scheduled arrival date.
If a booking is made within 56 days of arrival, the full accommodation price will normally be payable when the booking is confirmed.
If payment is not received by the due date, HOVA will be entitled to contact you requesting payment and, after reasonable notice, may treat the booking as cancelled by you.
In that case, the applicable cancellation charges may apply.
7. Payment
Payment instructions and accepted payment methods will be provided with your booking documentation.
The guest is responsible for ensuring that HOVA receives the full amount due.
Any bank, currency-conversion or payment-provider fees charged directly to the guest are the guest's responsibility unless otherwise stated.
8. Cancellation by the guest
If you wish to cancel your booking, the lead guest must notify HOVA in writing.
Cancellation takes effect when HOVA receives the cancellation notice.
The following cancellation charges apply to the total accommodation price:
| When HOVA receives the cancellation | Cancellation charge |
|---|---|
| More than 56 days before arrival | 20% |
| 45–56 days before arrival | 50% |
| 30–44 days before arrival | 75% |
| 0–29 days before arrival | 100% |
Any amount already paid will be applied against the cancellation charge.
If the cancellation charge is greater than the amount already paid, the remaining cancellation amount will become payable.
For example, if a €10,000 booking is cancelled more than 56 days before arrival, the cancellation charge is €2,000. Where the original €2,000 booking deposit has already been paid, no further cancellation payment would normally be due.
These cancellation terms do not affect any rights that cannot lawfully be excluded under applicable consumer law.
9. No 14-day cooling-off period
Accommodation booked for a specific date or period does not benefit from the ordinary 14-day withdrawal period that applies to many online consumer contracts.
Accordingly, once a booking is confirmed, cancellation is governed by the cancellation provisions above rather than a general 14-day cooling-off period.
EU consumer law expressly excludes non-residential accommodation supplied for a specific date or period from the ordinary distance-contract right of withdrawal. EUR-Lex
10. Changes requested by the guest
If you wish to change your dates, property or other material booking details after confirmation, please contact HOVA as soon as possible.
HOVA will make reasonable efforts to accommodate requested changes but cannot guarantee that a change will be possible.
Any amendment is subject to availability and HOVA's written agreement.
Where HOVA agrees to a change:
- if the revised property or stay costs more than the original booking, the guest must pay the difference;
- reasonable additional costs caused by the amendment may also be payable;
- where the guest chooses a lower-priced property or stay, the original booking price will continue to apply unless HOVA expressly agrees otherwise in writing.
A booking is not changed until HOVA confirms the amendment in writing.
11. Changes or cancellation by HOVA
Occasionally circumstances may require HOVA to make a significant change to a confirmed booking.
If HOVA is unable to provide the booked accommodation for a reason within HOVA's control, HOVA will contact the guest as soon as reasonably possible.
Where appropriate, HOVA may offer suitable alternative accommodation.
If HOVA cannot provide the booked accommodation and no acceptable alternative can be agreed, amounts paid to HOVA for the unavailable accommodation will be refunded.
This is different from a guest-requested change and the rule in Section 10 concerning lower-priced replacement properties does not apply.
Nothing in these Terms limits rights available to consumers under mandatory applicable law.
12. Events outside HOVA's reasonable control
HOVA will not be responsible for failure or delay caused by events genuinely outside its reasonable control.
These may include, depending on the circumstances, natural disasters, extreme weather, wildfire, flooding, government action, serious infrastructure failure, civil disturbance, epidemic or pandemic restrictions, or other events that could not reasonably have been prevented.
If such an event materially affects your booking, HOVA will contact you and explain the available options.
Any refund, credit, change or other remedy will depend on the circumstances, services affected and applicable law.
13. Security deposit
Some properties require a refundable security deposit.
The amount, payment method and applicable conditions will be property-specific and will be communicated before the booking is confirmed or included in the Booking Confirmation.
The security deposit may be used where appropriate to cover damage, loss, missing items or other reasonable costs caused by guests during the stay, subject to applicable law.
Where no deduction is required, the security deposit will be released or returned in accordance with the arrangements stated in the Booking Confirmation.
Where a deduction is proposed, HOVA will provide reasonable information about the reason for the deduction.
14. Damage and care of the property
Guests are expected to treat the property, furnishings, equipment, outdoor areas and surrounding environment with reasonable care.
The lead guest should notify HOVA promptly of significant damage or breakages occurring during the stay.
Guests may be responsible for the reasonable cost of damage or loss caused deliberately, negligently or through failure to follow reasonable property instructions.
Normal wear and tear is not treated as guest damage.
Guests should not attempt repairs themselves without first contacting HOVA except where immediate action is reasonably necessary to prevent further damage or danger.
15. Maximum occupancy
The number of guests staying at the property must not exceed the maximum occupancy stated in the property listing or Booking Confirmation unless HOVA has agreed otherwise in writing.
Only guests included in the booking may occupy the property overnight unless prior approval has been given.
HOVA may refuse additional guests where this would breach property rules, licence conditions, insurance requirements or applicable law.
16. Property rules
Individual properties may have specific rules concerning matters such as:
- smoking;
- pets;
- parties and events;
- noise;
- swimming pools;
- parking;
- children;
- BBQs or outdoor fires;
- use of equipment or facilities.
Property-specific rules will be communicated through the villa listing, Booking Confirmation, guest information or at the property where appropriate.
Guests must comply with reasonable rules relating to safety, neighbours and protection of the property.
Serious or repeated breaches may result in HOVA requiring the offending activity to stop and, in exceptional circumstances, may result in termination of the stay where legally permitted.
17. Check-in and check-out
Normal check-in and check-out times are specified for each property and may vary.
Your applicable times will be confirmed before arrival.
Requests for early check-in or late check-out are subject to availability and cannot be guaranteed.
Guests should inform HOVA in advance where their expected arrival time changes significantly.
18. Property descriptions and photographs
HOVA makes reasonable efforts to ensure that property descriptions, photographs, amenities and other information are accurate.
Minor changes may occasionally occur between photography/publication and the date of a stay, for example changes to furnishings, landscaping or equipment.
Such minor differences do not necessarily constitute a material change to the accommodation.
Guests should contact HOVA before booking where a particular feature or facility is essential to their decision.
19. Pools, sea access and outdoor facilities
Guests use swimming pools, terraces, stairs, gardens, sea access and other outdoor facilities with appropriate care.
Children and anyone requiring assistance must be properly supervised.
Natural surroundings may include uneven terrain, insects, wildlife, cliffs, rocks, changing sea conditions or other characteristics associated with coastal and rural environments.
HOVA does not guarantee that all natural or outdoor environments will be risk-free.
Nothing in this section excludes responsibility that cannot legally be excluded.
20. Utilities, internet and external services
HOVA will make reasonable efforts to ensure that advertised utilities and facilities are available.
However, electricity, water, internet, mobile coverage and other infrastructure may occasionally be affected by outages, maintenance or conditions outside HOVA's control.
Internet speeds and coverage may vary according to location, provider, network demand and technical conditions.
Where HOVA becomes aware of a material issue, we will make reasonable efforts to assist.
21. What's included and optional services
Each property page and/or Booking Confirmation may specify:
- what's included;
- what's not included; and
- optional services.
Only services expressly identified as included form part of the accommodation price.
Optional services may be subject to separate availability, charges and terms.
22. HOVA Watersports
HOVA Watersports is a separate business entity from HOVA Properties.
HOVA Properties may promote HOVA Watersports and provide links or information about its services, but watersports activities are not automatically included in the accommodation booking.
Where a guest chooses to book HOVA Watersports:
- the booking is made separately with HOVA Watersports;
- payment is made separately to HOVA Watersports;
- HOVA Watersports' own terms, safety requirements and cancellation conditions apply.
The accommodation booking and watersports booking are separate contracts unless the guest is expressly informed otherwise.
23. Other optional third-party services
HOVA may provide recommendations or introductions for services such as:
- airport transfers;
- private chefs or catering;
- boat hire or boat trips;
- activities and local experiences;
- other guest services.
Unless HOVA expressly states otherwise, these services are provided by independent third-party businesses.
The guest books and pays the provider directly, and a separate contract is formed between the guest and that provider.
The provider's own terms, cancellation policies and liability arrangements apply.
HOVA's recommendation or introduction does not make the third-party service part of the accommodation booking.
Keeping accommodation and independently booked tourist services genuinely separate is important because EU package-travel rules can apply where travel services are combined in particular ways, including certain inclusive-price, single-contract or linked booking arrangements. European Union
24. Bookings through Airbnb, Booking.com or other platforms
Where accommodation is booked through a third-party platform such as Airbnb or Booking.com, that platform's applicable booking, payment and cancellation rules may also apply.
Where a platform's mandatory booking conditions conflict with these direct-booking terms, the applicable platform conditions will govern the relevant platform booking to the extent required.
Guests should review the terms shown during the booking process on the relevant platform.
HOVA will remain available as the guest's local point of contact where HOVA manages the relevant property.
25. Travel arrangements
Unless expressly stated otherwise, the HOVA accommodation booking does not include:
- flights;
- ferry tickets;
- car hire;
- travel insurance;
- airport transfers;
- other transport to Greece or to the accommodation.
Guests are responsible for arranging their own travel and ensuring that they hold the necessary passports, visas, licences and other travel documentation.
26. Travel insurance
HOVA strongly recommends that guests obtain appropriate travel insurance when booking.
Guests should consider insurance covering matters such as cancellation, illness, travel disruption, personal belongings and other circumstances relevant to their trip.
HOVA is not responsible for losses that would ordinarily be covered by suitable travel insurance unless HOVA is legally responsible for the underlying loss.
27. Problems during your stay
If something is wrong with the accommodation or a service provided directly by HOVA, please contact HOVA as soon as reasonably possible.
Prompt notification gives us the opportunity to investigate and, where possible, resolve the issue during your stay.
Where a problem could reasonably have been addressed during the stay but was not reported, this may be relevant when assessing a later complaint.
This does not remove any statutory consumer rights.
28. Complaints after departure
If an issue has not been resolved during your stay, please contact:
Please provide the booking details and a clear explanation of the issue.
HOVA will review the matter and respond within a reasonable period.
29. Guest conduct
Guests are expected to behave reasonably and respect neighbours, local communities and other people.
Illegal activity, serious antisocial behaviour, dangerous conduct or deliberate damage will not be tolerated.
HOVA reserves the right to take proportionate action where necessary to protect people, the property or neighbouring residents, subject to applicable law.
30. Liability
HOVA does not seek to exclude or limit liability where doing so would be unlawful.
Subject to mandatory consumer law, HOVA is responsible for accommodation services that it is legally required to provide and for losses caused by its failure to exercise reasonable care where applicable.
HOVA is not responsible for losses resulting solely from:
- the guest's own acts or omissions;
- another member of the guest's party;
- an independent third-party provider;
- events outside HOVA's reasonable control;
- failure by the guest to comply with reasonable safety or property instructions.
Nothing in these Terms limits liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation or any other liability that cannot lawfully be limited or excluded.
EU consumer law requires standard terms to be fair, transparent and not create a significant imbalance to the detriment of consumers. European Commission
31. Personal information
Personal information relating to enquiries and bookings will be handled in accordance with the HOVA Properties Privacy Policy.
The Privacy Policy is available on the HOVA Properties website.
32. Governing law
These Booking Terms & Conditions are governed by the laws of Greece.
Nothing in these Terms deprives a consumer habitually resident in another country of mandatory consumer protections that apply to them under applicable law.
The parties should first attempt to resolve any dispute directly and in good faith.
Any dispute that cannot be resolved will be dealt with by the competent courts or dispute-resolution bodies determined under applicable law.
33. Changes to these Terms
HOVA may update these Booking Terms & Conditions from time to time.
The version applicable to a confirmed booking will normally be the version accepted when that booking was confirmed, unless a later change is required by law or is expressly agreed with the guest.
The latest version available on the website will show its last-updated date.
